Your Home Offer Was Accepted in Georgia — Here's Your Next Step
Updated: Oct 9
Congratulations, your offer was accepted. Whether you're buying in Douglasville, a historic home in Rome, or a few acres outside Bremen, the clock is now running. One of the first things your loan officer will ask is: who's your homeowners insurance? Here's how to handle it without delaying closing.
Why Insurance Has to Happen Before Closing
Your mortgage lender won't fund the loan without proof of homeowners insurance, called a binder or evidence of insurance. It shows the lender is listed on the policy and the home is covered starting on your closing date. Without it, closing gets pushed back.
Start Shopping During Your Due Diligence Period
Most Georgia purchase contracts include a due diligence period. Use it for insurance, not just the inspection. If a home turns out to be expensive or hard to insure, you want to know while you can still negotiate or walk away.
Things that can raise the price or limit your options:
An older roof, or one with visible damage
Outdated electrical panels or wiring
Older plumbing or a history of water claims
A wood stove, pool, or trampoline
Distance from a fire station or hydrant, common on rural lots in Haralson and Floyd counties
A location in a mapped flood zone, such as some areas near Sweetwater Creek or Rome's rivers
Use Your Inspection Report
Send us the inspection report. Roof age and condition, the electrical panel, and the age of the water heater and HVAC all affect pricing and eligibility. You can also ask the seller for a CLUE report, which shows insurance claims on the property in recent years.
What to Have Ready When You Call Us
The property address
Your closing date
Your lender's name and mortgagee clause (your loan officer has it)
Year built, square footage, and any updates to the roof, plumbing, electrical, or HVAC
The inspection report, if you have it
Your current auto policy, so we can quote a bundle
Flood Zone Check
Your lender will order a flood zone determination. If the home is in a high-risk flood zone and you have a federally backed mortgage, flood insurance will be required. Even outside high-risk zones, it's worth considering. Many flood policies have a 30-day waiting period, though a waiting period may not apply when flood coverage is required for a new loan.
How Your Premium Gets Paid
Most lenders collect your first year's premium at or before closing, then build future premiums into your monthly payment through escrow. Your renewal bill goes straight to the lender each year.
Questions to Ask Before You Bind
Is my dwelling limit based on rebuild cost, not purchase price?
Do I have a separate wind/hail deductible, and how much is it?
Is my roof covered at replacement cost or actual cash value?
Do I need water backup or service line coverage?
What discounts do I get for bundling with auto?
Frequently Asked Questions
How long does it take to get a binder? Often the same day once we have the property details, but don't wait until the week of closing.
Can I switch insurance companies after closing? Yes. Just notify your lender of the change so escrow pays the right company.
Do you insure homes in Rome and Haralson County? Yes. We work with homebuyers across Georgia.
